If residents cannot resolve a situation between themselves, then turn to your Association. Regular household trash is collected once a week on Wednesdays. Each household is limited to twelve (12) bags or cans of trash per collection. Collection starts at 6:00 am, so put trash to the curb the night before, or plan accordingly. Use plastic or metal trash cans or plastic trash bags. All trash should be bagged, please do not put out trash in paper bags, cardboard boxes, or containers smaller than 20 gallons. These cause litter! From April through December lawn and yard waste are collected on Thursdays. Lawn and yard wastes are not collected through the winter months.
Any vehicle parked in the street during a snowfall will be in violation of the policy and the owner will be fined $250 per occurrence.
It is not up to the homeowner to judge whether the amount of snow justifies moving your vehicle. If snow is forecasted on the news, be on the side of caution and move your vehicles off the street. Every home in Somerton Forge has the capacity to hold at least four cars in the driveway/garage. We must work together to make the most of snow removal so that our streets are as safe as possible. We are all responsible to follow the guidelines to ensure our success. Because it can snow at any time of the day or night, snow removal can take place at any time. Be prepared – park your cars in your driveway. We will have optimal results if we comply with the course of action outlined above.

Any changes to the outside of your home must have prior approval from the Architectureal Control Committee (ACC). That includes windows, doors, siding, roof, fences and more. Please click on the following link Association Documents Forms to see the ACC guidelines.

Each member pays an assessment which provides for the following:
Pinnacle property management company is contracted by the Board of Directors to provide such services as: Collection of assessments, supervision of subcontractors, obtaining bids for subcontracted services, providing financial statements and collection reports, as well as a general clearing house for problem solving, communications with homeowners and the Board of Directors and to serve in an advisor capacity. The management company reports directly to the Board and all decisions are made by a majority vote of the Board of Directors. It is a non-profit corporation registered with the State and managed by a duly elected Board of Directors. Its purpose is to maintain all common areas and to govern the community in accordance with the provision of the legal documents: CC&R's, Bylaws, and Articles of Incorporation. The governing legal documents for the association may be viewed online within the Forms page of this site. The corporation is financially supported by all members of the homeowners association. Membership is both automatic and mandatory.
The Homeowner's Association is a corporation and therefore a governing body that is required to oversee its business. The Board of Directors is elected by the homeowners, or as otherwise specified in the bylaws. The limitation and restrictions of the powers of the Board of Directors is outlined in the Association governing documents found within the Forms page of this site.
Somerton Forge is a private community of 104 town homes located in Lower Southampton Township in Bucks County. It was established as a planned urban development (PUD) under the control of the Somerton Forge Homeowner's Association, Inc. With approximately 12 acres of common ground, the community is comprised of three streets – Forge Lane, Anvil Drive, and Bellows Lane, located off Bustleton Pike in Feasterville, Pennsylvania.
The By-laws are the guidelines for the operation of the non-profit corporation. The By-laws define the duties of the various offices of the Board of Directors, the terms of the Directors, the membership's voting rights, required meetings and notices of meetings, and the principal office of the Association, as well as other specific items that are necessary to run the Association as a business.
